As you may have heard, the company that supports the Multiple Listing Service in 23 regions throughout the U.S. was HACKED for ransom – and you guessed it, San Francisco was one of them. The MLS – the lifeblood of Realtors – was down for almost 2 weeks, but we naturally still had to service our clients. Using makeshift tools, leveraging our agent network and syndicating through unaffected regions, our team was able to shift and react quickly, seamlessly continuing to serve our buyers and sellers. Challenge accepted and conquered!!! Now with the MLS back online just in time for the Fall selling season, we are seeing the usual uptick of new inventory after Labor Day weekend. While new listings are plentiful compared to the summer months, inventory is still historically low making buyer demand outpace the supply. In fact, it is not uncommon to see significant overbidding, particularly for well-positioned and priced single family homes. In addition to staying on top of the rapid twists and turns of market conditions, we are really proud to stay operationally nimble and continue to service our clients no matter the challenge.

On average, SF houses (yellow columns) are selling about 7% above asking price, and condos (orange line) about 2.5% below. This statistic fluctuates by season, and is a lagging indicator of market activity 3-6 weeks earlier.

Houses are selling faster than condos, but both are showing slower than in previous years.
