DA TEAM FALL MARKET UPDATE
October 2024 saw positive growth in the real estate market, with median house and condo sales prices rising by 2% and 5.5%, respectively. Thanks to a surge in new listings in September, sales activity — measured by the number of listings going into a contract — reached its highest level since spring 2022. The absorption rate, which indicates strong buyer demand against the supply of homes, also hit a new high. Monthly sales volume rose by 19% year-over-year, with year-to-date sales up by an impressive 11%. Homes are selling faster, with days-on-market dropping and more properties receiving competitive offers. Although October saw a seasonal increase in price reductions, the year-over-year decline in reductions reflects a healthy market.
The luxury market has been particularly strong, with luxury house sales ($5 million+) up 40% and luxury condo and co-op sales ($2.5 million+) up 48% year-to-date in 2024. This surge in high-end sales aligns with a thriving stock market, showcasing exceptional demand in the luxury segment this year.
