Bay Area Housing Finds a New Gear

According to the San Francisco Chronicle, 2025 flipped the Bay Area script: the once red-hot South Bay cooled as layoffs, visa uncertainty, and higher rates sidelined some tech buyers, while San Francisco, long stuck in neutral, suddenly roared back. A new mayor, improving sentiment downtown, and an AI hiring wave pushed single-family prices in the city up about 5.7% year over year and turned luxury listings into bidding-war territory. Rents rebounded, homes and rentals alike began moving at the fastest clip in years, and ultra-tight inventory in San Francisco put fresh upward pressure on values. Meanwhile, parts of the East Bay softened as new construction and longer commutes gave buyers more leverage and options, especially in condos and newer apartment stock.

What it means: Buyers focused on San Francisco and prime Peninsula neighborhoods should expect faster days-on-market, firm pricing, and competition from well-capitalized AI and tech workers—pre-approval and clear limits are essential. In the South Bay and East Bay, conditions are more nuanced: single-family homes in good school districts still sell quickly, but condos and some outer-ring areas offer room to negotiate, particularly where new inventory is coming online. If mortgage rates drift lower in 2026, demand is likely to intensify first in San Francisco and ripple outward across the region; if AI stocks wobble, some of that heat could shift back to value plays. For now, the market is firmly in “drive,” and strategy by sub-market matters more than ever.
