While downtown may be in need of an overhaul with shuttered stores and homeless encampments, the neighborhoods are thriving! Just take a stroll down Clement Street and window shop, or dine at one of the 3 restaurants from the NYT annual list of America’s Best Restaurants in the neighborhood. And if that is not enough, hit up a night market out in the avenues or enjoy a FREE festival or outdoor movie! And we’re not the only ones who think so! TimeOut magazine ranked the Richmond District in its list of the “40 Coolest Neighborhoods in the World” (full list here). The buzz and energy found in the City’s neighborhoods is also beginning to show in the real estate market. While the housing supply is still below normal, September saw the largest single month of new listings in 2023 and inventory currently has hit a YTD high. This may lead to a substantial increase in sales in October. Supply and demand dynamics continue to be stronger for houses than for condos, and the downtown condo market is softer than condo markets in the neighborhoods. The best properties that check all the boxes are going fast with over-bidding and more cash offers!
Looking ahead, the California Association of Realtors® has provided an optimistic forecast for 2024. Their outlook includes a 23% increase in existing single-family home sales and a 6.2% rise in the median home price throughout the state. However, the housing supply is projected to remain below normal. If you are a buyer right now, this might be a great opportunity to find your dream home before the winter slow down and what will likely be a Spring surge.
