Why SF Leads Big-City Sales: Fresh Market Insights & Hot Listings

After Thanksgiving last week, we’ve officially entered San Francisco’s winter market — a period when activity naturally cools a bit at the start of the holiday season, yet well-priced homes and serious buyers remain very much in play.

As of late November, the 30-year fixed mortgage rate is holding in the low-6% range (around 6.2%), one of the lowest levels we’ve seen this year. With the Fed delivering two 0.25% rate cuts in 2025 and overall uncertainty continuing to ease, confidence is gradually returning for both buyers and sellers.

Locally, momentum is unmistakable: October home sales hit their highest count since May 2022 and luxury sales were the strongest in four years. Price reductions fell 46% year over year, the pending-sale ratio reached its highest reading since the pandemic peak, and competition was fierce with 80% of houses and 44% of condos selling over list. New listings are arriving, yet supply remains tight, so well-prepared properties stand out and command attention — San Francisco is moving with confidence, and this season offers real opportunity to make a smart, strategic play.

S.F. Homes Selling Fastest Among Large U.S. Cities

According to the San Francisco Chronicle, the city’s housing market snapped back this fall: the median home sold in September found a buyer in about three weeks, more than a month faster than the 51-day national figure. Momentum is being fueled by tight supply and an influx of well-capitalized buyers tied to the AI boom, which has kept sellers firm on pricing. Sales jumped this fall even as new listings dipped, an early signal that prices could begin to climb if the pace continues.

What it means: Buyers should get pre-approved and be ready to act quickly, especially in faster-moving west-side neighborhoods, while keeping an eye on value plays where days-on-market remain longer (downtown/east-side condos). For sellers, the speed of sales and firm demand suggest improving pricing power for well-prepared listings; if rates ease further, expect competition to intensify.
