Weāre smack in the middle of prep seasonāand things are getting busy! San Francisco real estate is famously seasonal, with fall traditionally bringing one of the yearās biggest waves of activity. But this year has been anything but typical. We didn’t see the usual summer slowdown, and with inventory still incredibly tight, desirable homes continue to attract plenty of attention. In fact, single-family homes remain particularly hard to come by, making the quality, condition, and presentation of a new listing more important than ever.
So while our buyers are out there looking, weāre also behind the scenes getting our fall lineup ready for its big debut. Several of our properties are deep into their makeoversāgetting freshened up, polished, and ready to put on their prettiest dresses for the fall formal. š

The latest Compass Market Report shows San Francisco’s single-family home market reaching a median sale price of $2.128 million, up 24.8% year over year. Inventory remained exceptionally tight, with 590 active listings compared to 546 pending sales, representing a 92% absorption rate and just over one month of supply. Homes sold for an average of 125.2% of their asking price, while neighborhood-level performance continued to vary significantly across the city.

Four Years Ago People Were Writing San Francisco Off. It Now Has the Most Expensive Homes in America.
According to a Redfin report covered by Mansion Global, San Francisco is once again the most expensive housing market in the country. Buyer activity has strengthened while the supply of available homes has tightened, signaling a market that has regained significant momentum.
Those trends explain much of what buyers and sellers are experiencing today. Increased competition, multiple-offer situations, and the pressure to make decisions quickly are all natural outcomes when demand outpaces supply.
The longer-term story is even more telling. After bottoming out following the financial crisis, San Francisco’s housing market has staged one of the country’s strongest recoveries, reinforcing its position as one of the nation’s most resilient luxury markets.
Remote work pulled demand out of the city after 2020. The AI boom has brought a wealthier version back. With OpenAI and Anthropic expected to go public, Redfin suggests that another wave of purchasing power could further strengthen demand in the years ahead.
On the ground, none of this is arriving evenly. Noe Valley, Pacific Heights, the Marina, and Cole Valley are all moving on different timelines. A citywide headline can tell you what’s happening overall, but it rarely tells you what’s happening on your block.
