According to the latest April Compass Market Report, San Francisco’s spring market continues gaining momentum, with the most recent closed-sales data pointing to stronger pricing, renewed luxury activity, and intense buyer competition across much of the city. Median house prices reached $2,150,000, up 18% year over year, while median condo prices rose to $1,357,500, up 27%. Luxury activity also surged, with 22 house sales above $5M and 24 condo sales above $3M, as strong demand continued driving competition across the market. Well-positioned homes sold in an average of just 29 days, with 85% of houses and 62% of condos closing over asking.

San Francisco’s AI real estate story is expanding beyond software and into the physical world. A growing wave of robotics and drone companies is helping drive the city’s commercial recovery, with firms like Physical Intelligence and Bedrock Robotics recently signing major office leases in San Francisco. JLL reports that Bay Area robotics and drone firms occupied less than 500,000 square feet in 2020 — and more than 7.6 million square feet five years later — with nearly half of the region’s 96 tracked AI robotics companies based in San Francisco.
