Hi Friends,
If someone told us this year’s San Francisco real estate market would feel like a throwback to 2020, we’d have laughed – and now we’re watching it happen firsthand. Single-family homes in the city continue to be wildly competitive: inventory remains tight, buyers are eager, and homes that are well-priced are selling faster and for more than we’ve seen in years. That high demand showed up in one of our recent listings which sold for $4.85M, $1.085M over ask with 14 offers in just days! We’re seeing lots of showing activity and energy around our active listings as well. Even our off-market single-family home attracted multiple offers and heated bidding! It’s truly a market we haven’t seen in a long time.
Recent market data shows that median single-family home prices in San Francisco are up over 16% year-over-year, with closed transactions increasing well into the double digits year-over-year and active listings sitting at near-record lows—creating fierce competition and pricing pressure for the limited supply out there. Meanwhile, condos are also moving briskly, and citywide pricing is holding strong despite broader economic uncertainties.
Every day we talk with clients who are stunned by how quickly homes are selling and how high prices are climbing. If you’ve been thinking about selling—or just curious how these trends impact your equity—give us a call. The market may shift, but right now inventory is scarce and motivated buyers are out in force, which creates an extraordinary opportunity for sellers.
Below are market reports, upcoming listings, available homes, and recent sales. Plus, don’t miss this month’s DA Pick, Dumpling Zone, and a great spot when you want to take a break.
Feel free to reach out to us with any real estate-related questions. Whether you’re ready to buy, sell, or explore your options, we’re here to help. If you need assistance outside of San Francisco, our national network of agents is ready to help you, your friends, or your family.

AI Boom Lifts SF Luxury to Record Highs
According to Mansion Global, a strong stock market and the AI boom are powering San Francisco’s luxury market well ahead of the broader Bay Area. Presidio Heights, Pacific Heights, and Cow Hollow reached record median prices in 2025, and Compass notes that the city’s top tier accelerated late in the year, proof that well-capitalized buyers are still moving decisively when a truly rare home hits the market. The takeaway: SF luxury is back to performance mode, with demand deepest for best-in-class, turnkey properties in prime locations.

That photo came from one of our past celebrations here, and every time we walk back in, it reminds us why we love this spot. Dumpling Zone is all about comfort — handmade dumplings, rich noodles, and flavors that make you slow down and enjoy the table. It’s one of those easy neighborhood places you keep coming back to.
And a big thank you to our clients for the trust you place in us — we truly appreciate being part of your journey.
DA Team tip: order a mix for the table so everyone can taste a little of everything.

“We couldn’t be more grateful to have worked with Dale & Alla and their team on the sale of our home in San Francisco. From the very beginning, they were thoughtful, strategic, and incredibly organized.
They advised us on pricing, timing, and positioning, and their approach worked exactly as planned. We received multiple (10+) strong, significantly over-asking offers, and it was a direct result of their strategy. Their communication was excellent, and we were included in key options and decisions throughout. That said, it became clear early on that “Let Go and Let Dale & Alla” was the best approach. They made what could have been a stressful process feel calm and manageable.
What really stood out was how much they handled for us. From coordinating trusted repair professionals to staging & design and inspections, they managed every detail and made the entire experience feel effortless and easy.
Dale & Alla are true pros, and their entire team operates at an exceptionally high level. This was easily an A++ experience, and we recommend them without hesitation.”
