The latest Compass Market Report puts San Francisco’s single-family home market at a median sale price of $2.2 million in May — 17% above the same month last year and higher than any prior seasonal peak on record, including the previous high set in May 2022. Active inventory fell to just 215 homes, down 45% compared to last May. With significantly fewer homes to choose from, well-priced properties sold at an average of 124% of their asking price and moved from listing to contract in just 18 days — the fastest pace this city has seen in five years.

San Francisco’s Housing Market Isn’t Just Recovering. It’s Moving Faster Than Most People Realize.
According to a recent Compass market report, covered by Mansion Global, single-family home sales surged 22% year over year in May — while available inventory nearly halved. Median prices rose 17% to $2.2 million, and homes are going under contract in just 18 days, the fastest pace this city has seen in five years.
The force behind it is specific. AI and tech wealth is creating aggressive bidding wars on an already scarce supply, according to Compass chief economist Mike Simonsen. For the first time in years, the Bay Area is seeing net inbound migration — with cities like Seattle and Austin now sending more residents to San Francisco than the reverse.
Even the condo market, which spent six years in decline, is beginning to turn. Median condo prices are up 3% year over year. Transactions are up 14%.
What we’re seeing on the ground confirms it. Buyer urgency has shifted noticeably — particularly in the single-family segment. The gap between what people assume about this market and what’s actually happening has rarely been more pronounced. The data isn’t predicting the future.
