Mortgage Rates Drop Again — Good News for Homebuyers as Spring Kicks Off
According to the SFGATE, mortgage rates have fallen again, giving homebuyers a boost as the spring market kicks off. The average 30-year fixed-rate mortgage dropped to 6.63% for the week ending March 6, down from 6.76% the previous week, according to Freddie Mac. This marks the seventh consecutive week of declining rates, bringing them back to levels last seen in December after peaking above 7% last month.
The drop in rates expands buyers’ purchasing power, offering extra motivation to start house hunting. According to Freddie Mac Chief Economist Sam Khater, the decline provides a strong incentive for prospective buyers as the busy spring season begins. Still, experts predict mortgage rates will likely remain above 6% for the rest of the year, with inflation and broader economic concerns keeping significant rate relief at bay.
At the same time, the housing market is seeing subtle shifts. New listings rose 0.1% from last year for the eighth consecutive week, while the national median list price dipped 0.3%, marking 40 weeks of either flat or declining prices. Sales prices, however, remain elevated due to faster sales at the higher end of the market, with more expensive homes attracting buyers.
With active inventory up by 27.6% and homes taking longer to sell compared to last year, there’s a growing sense of balance. While affordability remains a challenge, sellers may be more open to negotiations, giving buyers a bit more flexibility as they navigate the spring market.
