SF, You’ve Got Everyone’s Attention Again

Hi Friends,

San Francisco may be getting a lot more bullish.

While the rest of the country is undecided on San Francisco’s renaissance headlines, investors are putting their money where their confidence is. Since June of last year, more than $1.3 billion has gone into San Francisco apartment buildings — more than the previous three years combined.

Why does that matter? Because institutional investors aren’t buying on headlines. They’re betting on people living here, working here, and needing a place to live for years to come. And when that much capital starts flowing back into the city, it’s a pretty strong signal about where they believe San Francisco is headed.

Of course, your home isn’t an apartment building, and the residential market is far more personal and neighborhood-specific. But we’re already seeing the difference on the ground: buyers are paying attention, well-positioned properties are getting real competition, and the right homes are commanding an overwhelming response.

Remember when we told you we were “smack in the middle of prep season”? Well, the fall lineup is officially making its debut. The Golden Gate Heights ocean-view home and Cow Hollow Charmer went live last week and have had tremendous open house traffic and buyer response. Next week we’ll unveil our Mission Dolores single-family home with spectacular downtown views. Honestly, we couldn’t be more excited to see them out in the world after all the behind-the-scenes work.

Below you will find this month’s market insights, our RealTrends Verified Recognition, the full story on that $1.3 billion, our current listings, October events across the city, and this month’s DA Team Pick.

As always, if you’re thinking about buying, selling, investing, or simply have questions about today’s market, we’re here to help. And if your plans extend beyond San Francisco, we’re happy to connect you with trusted real estate professionals through our nationwide network.

The latest Compass Market Report shows San Francisco’s single-family home market reaching a median sale price of $1.855 million in August, up 24% year over year. Inventory remained exceptionally tight, while buyer competition stayed intense. In August, 85% of single-family homes sold above asking, and average days on market fell to 21 from 30 a year earlier. Closed sales totaled 150, down 9% year over year, showing a market where limited supply continues to temper sales volume even as competition for available homes remains strong.

If you want to take a deeper dive into what these market insights mean for you, or if you’re just curious about the market, we’d love to chat!

The DA Team was named a RealTrends Verified Top Team by Volume for 2026, placing us among the top 1.5% of real estate professionals.

Behind that recognition are people, not numbers. Clients who’ve trusted us with one move and came back for the next. Friends who’ve introduced us to friends. Families who’ve called years later with a new question, a new address, or a completely different chapter ahead.

Thirty years of combined experience helps. So does knowing which questions to ask before anyone signs anything. But the part we value most is the trust behind every call, introduction, and referral. That’s what built this business, and it’s what makes recognition like this mean something to us.

Whether a move is on your radar now, or you simply want to understand what your home is worth in today’s San Francisco market, we’re always here as a resource.

Institutional Money Spent More on San Francisco Last Year Than in the Three Years Before It Combined

High earners are arriving faster than San Francisco can house them, and investors have noticed.

More than $1.3 billion in institutional investment has traded here since June 2025, more than 2022, 2023, and 2024 combined, per MSCI. The most talked-about purchase was a $132 million buy in Potrero Hill at roughly $767,000 per unit, in the corridor closest to the city’s AI employers.

Institutional capital tends to arrive early and stay patient. That is worth paying attention to.

Our work is quieter: understanding your goals, your neighborhood, and the timing that actually serves you. Thirty years and more than $750 million in San Francisco sales have taught us the difference between a headline and a decision. Reach out any time.

Sometimes the right move starts with the right conversation. We presented two strategic approaches to this sale, and the seller chose the path that made the most sense for their property and goals.

The result? A successful off-market sale with 8 offers, $120K over asking — all without over-improving the property.

The best strategy isn’t always about doing more. It’s about knowing what will actually move the needle.
